Can non-residents get a UAE mortgage?
Yes — several banks lend to non-residents, typically at 35 to 40% down and slightly higher rates. We match you to the lenders who like your profile.
How much can I borrow?
Banks cap your total monthly repayments at 50% of income, and most lend up to around 7 years of annual salary. Pre-approval turns that into an exact number — in about 48 hours.
Do I have to transfer my salary?
No. Plenty of banks lend without a salary transfer — though transferring can trim roughly 0.25 to 0.50% off your rate. We price both options for you.
Fixed or variable rate?
Most buyers fix for 1 to 5 years, then revert to an EIBOR-linked rate. We model both against how long you plan to hold the property before you choose.
Can I finance an off-plan purchase?
Bank finance covers up to 50% on off-plan — but many developers offer payment plans that need no bank at all. We compare both routes and often blend them: developer plan now, mortgage at handover.
What upfront costs should I budget?
Plan for roughly 6 to 8% on top of the price: the 4% DLD transfer fee, agency and bank arrangement fees, valuation and insurance. The calculator above shows your down payment plus DLD at a glance.
